    TGI Joists should be illegal.

If it ain't wet, it ain't wet. You said yourself you noticed it before the rain started, and given it's placement it's unlikely to be a leak from inside the house like a pipe. My guess is it's an old stain from before the sheet was installed, or it could be really old water damage from the sheet being improperly stored at one point. It doesn't take a lot of water or a long time to frick up OSB. The joists also look clean where they contact it; if it was wet enough there to make the subfloor look funky they'd have some discoloration too.

      agreed.

looks like water damage. could be a stain on the board, like oil or something.

Go up there and touch it, is it wet?

If it’s wet yes it’s water. If not maybe it’s some glue or coating that got on there.

Its not wet and we just had 2inches of rain yesterday so I figured if it was water damage, today would be the day that it felt wet or dripped and it hasn't.

what is on the floor above the deck stained areas? if it's not a kitchen or bathroom then i can't imagine it's water unless something was spilled at one point

      >then i can't imagine it's water

The family room is right above the spot. There is an exterior wall with windows above the spot but its about 3ft away so possible that its coming from those windows but highly unlikely. I feel like I would see water on the upstairs floor

Why can’t the foundation be cracked by a root? Probably used to just roll down the wall into a French drain unnoticed until someone blocked it with a board. The board looks fricked by the way like someone punched something through it. I bet it’s wet your hands just been burned too many times on the meth pipe

Probably a frickin bucketload of water sitting above that board too you should drill through it and see if it starts pissing down. Are you doing a walkthrough/inspection before buying or what? Have you never seen that board before? If you saw that stain before it would have jumped out at you and caused you to start a thread just like the second time saw the stain. Rained two inches yesterday? It’s water and you know it. Dig away the dirt from the foundation, seal the crack, put some rubber paint on top then fix the gutter or downspout pissing water next to your house and use pvc pipes to get it away from your walls then regrade the slope away from your house just for good measure

Ive lived in the house for 4 years. I never really looked up there that much. Its an unfinished basement that we just use for storage.
It actually started raining AFTER I noticed the stain. So I really don't think the rain had any effect. I just looked this morning and the stain is no different, not wet, not darker, no shape change.
Also that part of the basement is not underground. The house is built on a hill so only the front half of the basement is underground.

Nice try pal. This house was built in 2018, and Im the 2nd owner. That side of the basement is not underground and there are no trees within 100yds of the house.

Do you have a dog or small children who might urinate on the floor above?

I do have a dog but no chance of this. She hasn't peed in the house in years since she was a puppy. The floor above is hardwood and right in front of the couch, we would definitely know if she was peeing there.

Buy a cheap ass moisture meter or borrow one from a friend and stick it in the stained areas and surrounding areas. See what that tells you.

Or if too cheap mark the outline of the staining with something and then keep an eye on it to see if it changes.

Your homes are made of glued sawdust and pine sticks, why not make everything pressure treated/marine grade since you're saving a lot of money by not building it properly? At least it'll resist water intrusion much better than the standard stuff.

Damage? no, it's just a water stain.
