    100 grand for that kind of a shitbox that will fall apart in 5 years is a horrible price. if you did the labor yourself you could do a proper cmu home for the same price. youre also not getting a fukkin loan for that shit because nobody would insure it. if you had the cash you can do far better.

      And if you will be in a school district or whatever they will hit you with a huge fee to cover your share of the infrastructure, which makes sense considering that the other residents have paid for it over the years and now you get to use it. This could apply to city water, sewer, schools, roads, you name it.

    You also need:
    >land
    >electrical connection (or big ass solar system)
    >water (well drilled if rural)
    >sewage (septic system if rural)
    >excavation
    >concrete foundation
    >labor to assemble the thing
    >permits/inspections/fees/etc (depends on locale)

    First, this is expensive - ain't nobody got a spare 100k lying around.

    2 - this is for bare walls, floor and roof. As others have pointed out you still need land, foundations, electrical, plumbing, and so on.

    They are not expensive at all, people are just whining as usual. We just closed on our homestead and it was less than 7 figures. 9 acres with a pond and well, full mineral rights etc. Once the materials come in we will start building our dream home for less than 300k and her parents are only covering half of that so I really don't get how you guys aren't able to buy a home.

          From ~$3K up to $100K+. It completely depends on local variables.
          Some areas have hundreds and hundreds of feet of hard stone before you hit water for the well, other areas it's 20 feet down through sand.
          Some areas require extremely expensive engineered and mechanized septic solutions, other places you can just do cheap plastic infiltrators and a plastic tank. It depends on both local policies and site conditions.

          Yeah, it's physically possible, but in some areas you can't DIY if you need it permitted.

      In general, the poorer and less developed the state is, the more relaxed they're going to be. It also varies strongly by what area or county you're in, as most building codes etc are regulated on a local level.

      A more pertinent question might be: what states are the most relaxed while still offering the other things that are important to you? Living in rural alaska or the middle of the desert just so you can live in a Ted Shed might suck
