Non-slumlords will change the carpet after a long-term tenant, usually as part of a general remodel/touch up. The nicer ones won't take your deposit despite damage if they were planning to replace it regardless. One place I was at for 5 years and had several large burn marks in the carpet from a hookah tipping over, among other minor stains. Landlord didn't charge me a dime for the carpet.
