    If you sell a house but don't have permits on the kitchen remodel you did, what happens?

      in my area-- Nothing.
      When you buy a house, how do you go about checking to make sure that every single thing that is in the house was installed to code and was permitted??? That's not how this really works.
      And when you pull permits (again, at least in my area) the description of the work to be performed is often just a few words such as "bathroom completely remodeled".... A description like that doesn't tell you if you took it down to the studs, added new wiring, new shower pan etc etc etc

      Maybe other places are more rigorous about their inspection and recordkeeping process

      The "permits" usually don't matter. When you sell a house the buyer hires an inspector to snoop around. They write up a big report with all the stupid irrelevant shit you didn't do to your remodel. Then the home insurance company can choose to not cover that part of your house or the buyer can back out. I still have my report from when I bought my house and I remember thinking "god damn it" when I saw how many pages it was. But it was all stuff like "framing nails instead of lag bolts over here" and "not enough staples holding the wires over there." Long story short the building code industry is a pointless jobs program for gays and liberals.

        I'd be less turbomad over "code" if you could count on the so called "licensed" trades to follow it. At my current house I remodeled one of the bathrooms (no permits because frick you, it's just repairs of existing stuff. Even if it weren't, frick you.) Nothing I've redone was done to code, and I can trace all of the work to old permits that were pulled by licensed electricians and plumbers, and that passed inspection. I used to see permits as necessary until I started doing my own work and saw what these frickwits do.

      on the disclosure you just say the work was done by a prior resident.

      I had a roof estimate done and found out part of my roof was not built to code when the house was built yet somehow passed inspection.

      The women are pointing and laughing at the poorgay who cant afford a $50 permit.
      Tell her how you also waffle stomp instead of buying toilet paper, and how you ride the bus to the grocery because you cant afford a car too.

      All that money you are saving can go directly to buying her something nice and luxurious, like a netflix account.

        Here in the US remodeling might push it into updated codes(for a kitchen GFCI's within a certain distance from a water source, independent circuit for the fridge and maybe dishwasher, upgrade all 15 amp circuits to 20 amps, all circuits must be grounded) that may have not been required when the house was built. If you're just swapping cabinets, floor coverings, faucets, etc then you're fine almost always.

            That's basically what the permit is for on that kind of stuff. Tells the municipality that you're doing work that's going to need an inspection, and usually the permit fees are essentially payment for the inspections. If you don't call for the inspection after a certain time frame (usually about half a year), they start calling you asking if the work has begun/is done.
            Also gives them a chance to tell you that your intended design doesn't meet code before you go and spend thousands of dollars on new cabinets or what have you only to fail inspection because your design doesn't meet code.

          Again, how is anyone supposed to know or prove that any electrical work was done in your house?
          I seriously doubt you have records of detailing the installation & repair of every wire, socket, switch, and light all the way back to the house's construction.
          I've seen some pathetic work done by licensed electricians; usually the ones with "unbeatable" rates. I've also seen homeowner work that's top tier. They probably spent a lot of time researching how to do it correctly, and took pride in their work.

            here in Germany the grid company says work has to be done by a licensed electrician. (licensed by them) you cant get licensed without a company. etc...

            so even when your industrial electrician and wire 1MW motors at work your not allowed to ad a socket to a residential house. (company is hooked up to 110kV grid so it is its own "grid operator")

            but do they know? no. only if you build a new house and they come to connect the meter they demand a form from the electrician.

            most electricians will not hand you out any records for their work. the test records are kept by the electrician and stored, so he can prove in a court case in 50 years that his work was done according to code. and someone did changes afterwards.

    Where I live, building permits are only required for whites. If you complain about a Mexican favela, code enforcement will falsify a report for an inspection that never took place, stating there are no violations. If you continue to complain, they will falsify a report on your property, alleging violations that do not exist, then harass you until you bribe them.

        In my area it's always gradual. You drive by one day and they're building a 200 square foot porch. A few months later it's got walls on three sides, but still passes as an enclosed porch. Then, one day, there's fourth wall with a screen door. The final state is an exterior door gets put up and suddenly there's 10 more people living there.

    If you alter anything that requires a permit without getting a permit it puts you in a really bad situation if you ever want to sell.

    If you build anything on your property that requires a permit without getting a permit, you can be forced to tear it down and/or be fined.

    You might live in an incorporated area or your county has fairly loose enforcement but it doesn't change the fact that at some time it likely come back to bite you in the ass.

      You might have a point with entire additions to the house or something, but it's not like they record the serial numbers from each shingle on your roof.

        Sometimes they will go back and deny warranty claims or insurance claims if you didn’t pull permits for a roof. Roofing permits suck too as there is no conceivable reason why new shingles need a whole new permit other than greed on the part of city inspectors. The inspector came around and looked the connection at the condenser but couldn't be bothered to go look at any of the real work.     I built my barndominium with zero oversight. I did have to get a septic permit and have that signed off on before I was allowed to hook into public water. Apparently that waste is being handled properly is the only thing oklahoma is terribly concerned about for rural folk.

The only thing the state should worry about on your land is if you're building something that is potentially hazardous to other people or the surrounding area at large.     Just do what you want and make sure you can either cover it under normal repairs or cover it with sheetrock. Unless you're a complete moron, it's unlikely you can do work that is worse than what was done by the "licensed" original workers and approved by a city/county inspector. At least, that's what I've found. At my current place I found records that everything had been inspected, and there were the names of the subs who did all the work, and I was appalled that any of it had ever passed inspection.

    Contractor here. I just finished new siding for a homeowner without pulling a permit. Do not ask me anything as the city can go frick itself if they expect me to pull a permit. Yes, we disposed of the trash and installed house wrap as the home didn’t have house wrap to begin with. House wrap wasn’t code when they installed the original siding.

    company moves shed 2 feet north, & 3.5 feet west.
    city comes out and gives thumbs up.

    here's why city ordinance is bullshit:
    code enforcement guy walked past 2 other sheds I have right next to the house and too close to the same wall and doesn't say a word (also city limits number of sheds to 1 per lot).
    ignores 2 neighbors sheds which are right up against the yard walls.
    never says a word about 5-5 gallon gas cans citing by my house (they are empty but he does not know that).

    he tells me that not only are some neighbors nosey buttholes but that there are people (not city workers)who have nothing better to do but drive around narcing on code violations, and some of them don't even live in this city.

    basically he hints that they only enforce code when people narc.

      This is pretty much true, and for obvious reasons. Code enforcement might have one or two inspectors for a town with 80,000 people. If 2% of the people pull permits that need inspections over the year, that's 4 inspections that need to be done daily, which includes all the paperwork, travel times, etc. that goes along with them. Add into this that a lot of time the inspectors are doing double-duty as plans examiners, and most building departments are badly overworked. This is bad and good, as it means they're unlikely to be able to do a thorough inspection of what's been built, but also means that they're unlikely to worry about smaller things and that you really have to give them a reason to give you a problem. At the same time, it means that if you DO give them a reason to give you a problem, they're more likely to take it out on you, as the only thing worse than a bored city official with too much time on his hands is one that has entirely too much stuff to worry about and doesn't have time for this shit.

        I had a propane tanks installed in my yard (shed guy) the company that did the install got permits. the inspector came out, chatted me up because my unusual last name was the same as someone else he knew. he looked at the tanks, did not look at any of the pipes under the house, or in the kitchen. slapped the green sticker on the permit and left.

                Unions only function well in homogeneous societies due to implicit in-group trust, which is why megacorporations like Amazon push so hard for diversity; you are less likely to trust people and organize with them if they don't look like you.
