I cant believe i paid 70 something for a flex vent. Tenants water heater was leaking so i changed out out next day.
Any tips to make this shit last long(er)?

Old one had a sticker from 1994 telling me my yearly cost was around 90 something doll hairs
>from 1994
Anon that thing should have been changed ten years ago
Mines from the 80s and i dont want to change it because the water is so nice and hot
The only real things I ever hear are flushing once a year and changing anodes like every 5 years if it’s electric.
Flushing is easy as hell if you have a garden hose. Which reminds me, I installed mine a little over a year ago so about time for a flush.
>all that maintenace
do americans really? I just drain it, rip the heater out and scoop out all the crap once the capacity becomes noticeably smaller
>changing anodes like every 5 years if it’s electric.
this thing is 9 years old and anode change means heater change too so frick that what does it even do anyway
>ten minutes once a year
>all that maintenance
>changing the anode means replacing the heater
>posted a pic literally of the fricking anode showing it can be replaced easily
>doesn't even know what the anode is for
Are you moronic anon?
>>ten minutes once a year
>>all that maintenance
not on mine, cant even pull the heater out without carrying 50 liters of water from one room to another first and that takes a while

a pic literally of the fricking anode showing it can be replaced easily
it's part of the fricking heater assembly
>Are you moronic anon?
yes
>not on mine, cant even pull the heater out without carrying 50 liters of water from one room to another first and that takes a while
There's supposed to be a drain on the bottom of the heater. You don't need to rip it out and scrape out the tub if you actually drain it on a regular basis...
Its a gas heater(for now, lmao frickin ny going to electric).
Ive read about those annodes and some people have ones that plug in a wall and it costs $3 a year in electricity and you dont ever have to flush them?
That is correct. I'm about to buy one because they will extend the life of the unit some crazy amount.
Electic water heaters are getting better with heat pump variants that run on 15 amp. Makes it 10x easier to swap out the older gas units. Maintaining them is pretty easy. Pic is my setup with a 20 gal.
>expansion tank upside down
>no ball valves
>>no ball valves
There is a valve, and you missed the most egregious part.
>nothing but sharkbites
I'll teach you something today anon. Egregious can mean extreme bad, or extremely good.
Yeah, 400 years ago.
Expansion Tanks can be any direction honestly. Often are put in sideways as well. I have both a ball valve on the cold and on the hot just in case.
>nothing but sharkbites
only 2 sharkbites connecting pex of hot and cold. The rest of the house has proper crimped connections. The rule of sharkbites is dont put it somewhere you cannot keep an eye on over time. Like in walls.
When you have to change the tank, its just gonna make a huge mess.
>When you have to change the tank, its just gonna make a huge mess.
Nope, simple towel is the only extra thing you need. Unscrew, repaste, screw on new, check psi.
Presteps is shut off power, shut off cold valve. open tap, drain water tank (should do it anyways every year). Toss a towel on top for soaking up any extra water left. Now you are free to change it.
i cant believe you put a gas water heater in a rental, and then complain about the peripherals.
I mean isnt flex ducting a no no in hvac world? Worse static pressure and isnt up to code? Plus it costs 100x rigid ducts
I havent owned the property that long lol. I was gunna change it when it started giving me problems, and its leaking onto the burner now extinguishing the pilot light so changed it out asap. I have no intention of being a slumlord, deffered maintenance will kill you in real estate is what ive learned
you're literally acting like a slumlord. I hope you get sued when it blows up
Go frick yourself. I literally paid for a hotel just so our tenants had hot water. I do everything myself because i see the work people like you do, cuts corners and just slapping shit together.
>Any tips to make this shit last long(er)?
I chatted with my plumber last time I had it replaced. He said "Flushing once a year might help. Nothing else will. You just have to replace them often."
just replace the flex vent with actual smoke pipe. in my state those hoses go against code so we use copper instead which i suggest you do same with the flexible gas line id use black iron.
nice rock collection
