      I tried to paint over a crack in the celling but the existing paint would just fall off in flakes, i tried to remove the loose bits but the hole just kept getting bigger and bigger

        you mean the paint edges ? trick to getting the paint to stay is to glue it. get some white glue, put it under the paint where it's loose with a spatula, bit of cardboard or whatever, then hit it with an iron to set it - with white glue it should dry pretty much immediately allowing you to paint it, skim it with a coat of filler etc...

        OP I would just sand it down the best you can then pay some dude to texture and paint it. You don't want to leave it untextured because that is even more obvious than a slightly mismatched paint.

    Everybody I've talked to acts like the deposit is instantly lost but the one apartment I lived in before buying my house had a $200 deposit and they gave it back even though there were plenty of nails and mounting screws left in the walls
