I want to sell my house within 5 years, and I've been thinking of modsimprovements, perks and so on to add to it (now) so that in the future I can sell it for a heftier price.
For example, I have a large rooftops which can be walked in, even played on. its large, all plain and safe. Should I try to make a mini-room, a "cottage" on the rooftop?
I also have a mid-large garden with many beautiful plants and -in the same garden- a sort of shed. it's well-built ,painted bricks, it's a store-shed and the washer and water heater is on it. It's a bit of an eyesore: what do?
and, what about high-tech amenities like Scottish Shower, perhaps some I.A. system for lights on and off?
are there any books, youtube channels or so on that talk about these stuff?
Move the shed to the roof, then have it cave in because it was never designed for such loads.

Just jack the price up. It's literally that easy. Every house sold near me has a sign next to it saying "sold over asking" and everyone who doesn't get a good offer just takes the listing down and puts it up for 100k more.

Neighborhoods are the same thing except you trying to raise your boat above the tide is a fools errand.
Think of it this way, if you sink a bunch of money into trying to raise the value of your home above the average price of your neighbors houses and your neighbors happen to have nice houses decked out in soulless npc grey while your house is 100k above everyone elses, guess who is going to sell first?

What market are you in? I just sold a house in Los Angeles and bought in Austin. Sight unseen buys aren't happening anymore right now. Hell I have a contingent offer in that wouldnt have flown a year ago.
But everything else you said is 100% accurate.
I fully admit I live in California, where it's so nice people are paying a clean mil just to say they live here.
Also all my perspectives are from my rentoid friends who are desperate to get into condos or houses near enough to their jobs. They all live in reasonably big cities and can't find anything that isn't obviously fricked up.

I have a friend who used to work as an engineer near LA, and his commute was 2 hours in the morning and 2 in the afternoon. No fricking way would I do that.
To be fair I was in Santa Clarita which is less hot than the west end of valley.

Making the house pleasing to you, but in a generic way. And if it's not generic, make sure it's easy to remove... so don't install medieval themed light fixtures and doors.
Whatever you do, make it clean, tidy, and functional. Nothing ruins the look of a house faster than clutter.
