      If the municipality finds out, they'll order you to restore the land/building to whatever it was before you renovated/developed it, or force you to challenge it in a land tribunal/court hearing so you can be issued a variance (average cost of variance in my county is $18,000, so think wisely before choosing that path, and no, you don't often get those fees back if you win). If you refuse, they'll send a crew to do it and forward you the bill.

      Yeah, it requires that you get caught. And yeah the municipality doesn't actively send out by-law officers no patrol to look for trouble. But no, it doesn't matter when you're caught.

        Do americans really? Round here, pretty much the only thing you get nabbed for is building or demolishing major structures without a permit, or violating zoning in major ways (e.g. turning a single family dwelling into multiple rental units or vice versa, building an industrial sized machine shop in your backyard). If that happens, you can usually get away with shelling out a 4 digit sum for fines and getting whatever you did approved retro-actively. The only stuff you're likely to have to tear down is something that poses a hazard, such as anything intruding on a power line's right of way or a building too close to a building on a neighboring lot.

          in my county if someone from the government came and told you to tear down part of your house i think more often than not they wind up buried somewhere on the property. at least that's what they think happened every time they did that, which is why they don't do that any more.

      in the city I currently live in the Karen (real name) next door reported the shed I had installed (because no permit). a permit was not needed because it was 120 sf. BUT I had to pay $700 to have it moved 3ft N and 2ft W because of setbacks. the code guy ignored the other 2 sheds I had which were in violation of code (too close to house and a fence, and only allowed 1 shed). ignored karens shed which was in violation of code, and ignored a neighbors shed also in violation.

      he told me (in so many words) they only enforce code when they get a complaint.

      in google earth I counted 22 violations in a 2 block radius of my house.

          I have no proof she called the city. She's insane. she thinks she is allergic to cell phones and wifi. she has aluminum foil on all her windows. she handles everything with paper towels. her refrigerator is on her back porch. she has aluminum foil on the seat of her car.

          If I call on her she might learn that the 2 other sheds (that were there for 28 years) violate code and I will lose the storage, because the city will make me remove them.

    Lets say hypothetically I was to do a basement or ADU renovation without a permit, and completely finished the project and a few months later(after the construction is totally done) the city found out I renovated without a permit.
    What would happen? Would they force me to get a permit? Would they make me show them it was done properly by tearing some of it down?
    I know the city can make you stop and get a permit if they catch you while the project is ongoing, but what happens when the project is already complete?
    I know there may be consequences with selling the home later, I don't care about that, I'm just wondering if they would make me destroy it or take some of it down to show them it was done properly.

    You'll be fine. As long as the work looks good and is up to code, when you go to sell you'll get value from the upgrades and everything will be fine. The city has no possible way to keep up with all the homes, and any possible changes to homes within a city. That's fricking impossible for them.

    The WORST possible situation is that if you made massive upgrades and added bedrooms or bathrooms and you go to sell. You could have a situation where the city finds out and wants back taxes on the increase in property value that you weren't paying in property tax. But even then that's very fricking rare.

    I'm a general contractor of 10 years, and OP I would not worry one bit.

    nothing really, they wont notice. only insurrance can backfire at you if something related to power or water goes wrong.

            Ah but they would be because if they weren't no one would buy them. I live in comiforia as a surveyor so I know what's getting built and what sells. No one makes pods, they make two story single family houses on postage stamp lots. Loads of room inside if you don't mind having no yard ever. These things sell before they even finish putting in the sewer. Meanwhile there is a commie block apartment that tried to look expensive but only had 400sq ft of living space. They had to drop their prices because no one wanted them. So long as there is any room in the market to compete, people will pay for space so developers will make space. Only bullshit is how they cut costs by shoving all the houses on 1/16 acre lots, but at least the city forces them to have parks.

    Biggest problem I can see is if you have a house fire and your insurance finds out about the unlicensed renovations then they might refuse to pay out. I have a friend who's garage burnt down while he was working on his car and insurance refused to pay out because he installed a hot water heater a few years prior.
